The process
A direct sale should be simple enough to explain before you begin.

When the details are clear enough, we may be able to discuss an offer by phone. You do not need to clean, repair, or prepare the house before talking with us.

We consider the location, current condition, repairs the property needs, and recent comparable sales. The offer is negotiable, and requesting it does not obligate you to accept. Take the time you need to decide whether it works for you.
If you accept, choose a closing date that fits your plans—as few as 14 days or later. You can keep living in the house until closing. We typically pay closing costs, and there are no commissions. At closing, the purchase funds are delivered by wire. You hand over the property only after the closing documents are complete.
