Why a cash offer can be lower—and when it still nets more.
A cash offer can be lower than the price a house might reach after repairs, preparation, marketing, and buyer competition. That difference pays for a different kind of sale: one without a financing contingency, repair requests, repeated showings, or months of uncertainty. It is important to compare what you may receive after every cost—not just the number at the top of an offer.
A direct sale can still leave more in your pocket when commission, seller-paid costs, repairs, utilities, insurance, taxes, and mortgage payments would otherwise continue.
