Laws, court deadlines and market figures change. Where we cite a figure, we name the source and the date. Please confirm anything that affects a decision with an attorney, accountant or other professional of your choosing.

Requesting an offer costs nothing and obligates neither side. Any number we discuss by phone, email or text is a starting point for discussion, not a contract.

No purchase exists until both you and RC Home Buyers sign a written purchase agreement. That written agreement, and not this website, controls the price, the closing date, who pays which costs, and every other term of the sale. You are free to have an attorney review it before you sign.

We do not guarantee that we will make an offer on any particular property, that an offer will be for a particular amount, or that a closing will occur by a particular date. Timelines described on this site, including a written offer within 48 hours and closing in as few as 14 days, describe how we normally work — they are not promises about your property.

Some closings depend on things outside our control, such as title issues, court approval, payoff figures from a lender, or a tenant’s rights under a lease.

When you contact us, please give accurate information about the property and your authority to sell it. Ohio law requires sellers to disclose known material defects, and that duty applies to a cash sale as well. We buy houses with problems; we simply need to know about them.
